I. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to eight (8) feet in height shall be erected along the <br /> south property line of APN 158-110-49. (Development Title Section 9- <br /> 1022.4[e][1]) This requirement may be deferred until the sale of either the <br /> project parcel or the residential parcel to the north (APN: 158-11049) A Notice <br /> of Use Permit Restriction shall be recorded with the following note. <br /> A masonry wall is required between the residential parcel (APN: 058-110-49) to <br /> the north and the project parcel (APN: 158-11048) if either is sold separately <br /> from the other. <br /> (2) All storage materials and related activities, including storage areas for trash, <br /> shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored <br /> within one hundred (100) feet of a dedicated street or residential zone shall not <br /> be stacked higher than two (2) feet above the adjacent screen. (Development <br /> Title Section 9-1022.4[e][2][A]) <br /> (3) All loose materials shall be contained in bins. (Development Title Section 9- <br /> 505.6[d]) <br /> (4) Truck parts or inoperable trucks that are stored on the property of the truck <br /> terminal must be directly related to the operation of the truck terminal and shall <br /> be contained within a specified area that is fenced to provide an effective visual <br /> barrier. (Development Title Section 9-505.6[e]) <br /> (5) Any-construction materials and all equipment used for the transfer and/or <br /> storage of construction materials shall be contained in a specified area that is <br /> fenced to provide an effective visual barrier. (Development Title Section 9- <br /> 505.6[f]) <br /> m. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any comer cut- <br /> off(snipe).
