The land grades gently downwards to the west. <br /> San Joaquin County Community Development Department, the Site is zoned AG-40. The AG-40 <br /> zone is general agriculture, minimum parcel size 40 acres. This zoning designation "is established to <br /> preserve agricultural lands for the continuation of commercial agriculture enterprises" (www.co.san- <br /> P joaquin.ca.us,2005). <br /> 1.2 Proposed Development <br /> F! <br /> According to Mr. Lagorao (personal communication June 24, 2005) and the site map, the property <br /> line for the two parcels will be adjusted to create one large parcel which will accommodate the <br /> proposed construction. The client proposes to change the zoning from AG-40 to I-T (Truck <br /> Terminal). The client intends to build a construction office 13,550 square feet with an attached shop <br /> which is 4,300 square feet. He also intends to put a Truck office sho on the property whic >ls <br /> 3,200 square feet. <br /> 1.3 Site Vicinity <br /> A site vicinity map is included in the appendix of this report as Plate 2. <br /> 1.4 Site Map <br /> Fill <br /> A site map is included in the appendix of this report as Plate 1. <br /> F1 2.0 PRESENT AND PAST USES OF THE SITE <br /> 2.1 Past and Present Site Use <br /> During a conversation with Mr. Dave Lagorao (personal communication,June 23, 2005) he <br /> indicated the property is currently used as a cherry orchard and has existed as such for over ten <br /> years. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> F13.1 Existing On-Site Septic Tank Usage <br /> According to Mr. Dave Lagorao (personal communication,June 24, 2005) there are currently no <br /> F1septic systems on the subject property.
