(2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted expect onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][4]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip respecting the ultimate right-of-way <br /> shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. (Development title Section 9-1020.7) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. Sixty-nine trees shall be planted and <br /> evenly spaced throughout the parking lot. A five-foot-wide planting strip is <br /> required in the parking lot along the northern and eastern property lines. <br /> (Development Title Section 9-1020.5) <br /> g. BUILDING SETBACKS: The proposed residence shall meet the setback requirements <br /> in the AG zone. <br /> h. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated into the construction plans before submittal <br /> to the Building Inspection Division: <br /> (1) The existing structure exceeds the allowable floor area permitted by the Uniform <br /> Building Code for an A2.1 occupancy and VN type of construction. The building <br /> shall either be provided with an automatic fire sprinkler system, separated into <br /> conforming areas with area separation walls, or the type of construction shall be <br /> changed. <br /> i. A grading plan be submitted by the applicant, and it shall be approved and a grading <br /> permit issued by the Building Inspection Division prior to any excavation or filling of <br /> earth material: <br /> (1) The grading plan shall contain the information listed in the UBC, Appendix, <br /> Chapter 70, Section 7006(1). <br /> (2) The grading plan shall include complete drainage details and elevations of the <br /> adjacent parcels. Retaining wall details shall be submitted where applicable. <br /> (3) Grading in excess of 5,000 cubic yards shall comply with Section 7014 for <br /> "Engineered Grading Requirements." <br /> (4) All recommendations of the soils engineer shall be incorporated in the grading <br /> plans. <br /> (5) All compaction reports must be submitted prior to a foundation inspection. <br /> (6) All grading permits are subject to approval by the other departments. <br /> (7) All grading authorized by the permit shall be approved prior to issuance of any <br /> building permits or the beginning of any construction. <br /> Conditions of Approval - 2 - UP-97-10 <br />
