j. The Construction Site Plan shall indicate the following: <br /> (1) Provide seven parking spaces for the physically disabled, with one van parking <br /> space, for a total of eight spaces. The spaces shall be located as close as <br /> possible to the primary entrance of each building. (CCR, Title 24) <br /> (2) Provide identification signs for the parking spaces, including the "tow away" sign, <br /> at each entrance or visible from each space. (CCR, Title 24) <br /> (3) The slope of a parking space shall not exceed '/4 inch per foot. (CCR, Title 24) <br /> k. The following Uniform Fire Code and San Joaquin County Ordinance Code requirements <br /> will be applicable and shall be incorporated into the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) Fire flow will be provided for proposed buildings by the use of public water mains <br /> (Appendix III-A of the Uniform Fire Code). <br /> (2) Fire hydrants shall be supplied in accordance with Appendix III-B of the Uniform <br /> Fire Code. <br /> (3) Fire sprinkler systems shall be installed according to Article 10 of the California <br /> Fire Code, the appropriate standards and guides adopted in Chapter 35 of the <br /> California Building Code, and the California Electrical Code. <br /> (4) All valves controlling the water supply for automatic fire sprinkler systems and <br /> water-flow switches shall be monitored in accordance with Section 904.3.1 of the <br /> California Fire Code. <br /> (5) Fire department access roads shall be in accordance with Section 902.2 of the <br /> California Fire Code and the standards adopted by the San Joaquin County Fire <br /> Chiefs Association. <br /> (6) Fire department access to buildings shall be in accordance with Section 902.4. <br /> A knox box shall be installed according to fire department instructions. <br /> (7) Fire extinguishers shall be installed in accordance with the California Fire Code, <br /> Volume 2, Standard 10-1. <br /> (8) Fire permits will be required prior to occupancy to conduct operations hazardous <br /> to life or property (California Fire Code Section 105.2.1). <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Gabe Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> b. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> C. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $148.90 per <br /> trip-end, based on 13.3 trip-ends per 1,000 gross square feet of building in the Lodi area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record.
