PA-0900197 OF <br /> KAMBOJ, JARNAIL S ETAL C/O BROWN, HAROLD (APN: 197-020-04) <br /> (ADDRESS: 14800 S ST RT 99 W FRONTAGE ROAD, MANTECA) <br /> The applicant has submitted the above referenced Site Approval application to modify <br /> the on-premises sign face requirement for the C-FS zone (Freeway Service <br /> Commercial). The project site is located on the east side of State Route 99 West <br /> Frontage Road, 300 feet north of Lathrop Road, north of Manteca. <br /> The parcel has a General Plan designation of C/FS (Freeway Service Commercial) and <br /> a Zoning of C-FS (Freeway Service Commercial). Existing uses include a gasoline and <br /> food market sales building and gasoline pump canopy structure. The northern and <br /> western property line have frontage along State Route 99 West Frontage Road. The <br /> eastern property line is adjacent to State Route 99. The southern property line is <br /> adjacent to an existing commercial retail sales service establishment. <br /> The Community Development Department has reviewed the proposed Site Approval and <br /> offers the following comments: <br /> Background <br /> The applicant proposes to increase the sign face square footage in the (C-FS) zone <br /> (Freeway Service Commercial) for two pole signs for an existing gasoline sales and food <br /> market facility. The proposal for sign number one is to increase the current permitted <br /> sign face area from 60 square feet to 260 square feet. The height of this sign is 75 feet and <br /> the sign is oriented toward the freeway traffic along State Route 99. In the C-FS (Freeway <br /> Service Commercial) zone pole signs may be 35' feet above the highest point of the <br /> nearest freeway interchange. The proposal for sign number two is to increase the square <br /> footage of the pole sign face from 60 square feet to 101 square feet. The height of this sign <br /> is 24 feet and is located at the entrance of the project site on State Route 99 West Frontage <br /> Road. <br /> Modification of Requirements <br /> Development Title Section 9-1710.4 ( j), states that the requirement of this section may <br /> be modified by the Review Authority in cases, in which due to the unusual nature of the <br /> development proposal, the requirements set forth herein may be considered insufficient <br /> or excessive.
