The Community Development Department has reviewed the <br /> request and has determined the modification of requirements are consistent with the <br /> findings in Development Title Section 9-1710.4 ( j)[1] & [2]. <br /> 1. The proposed signs are consistent with the size of the facility and related <br /> structures, the location of the public access to the development, and other <br /> signage in the vicinity. <br /> This finding can be made because the proposed pole signs are consistent <br /> with the facilities aggregate square footage in size and will not interfere <br /> with or alter the current uses on adjacent properties. Also, sign one is <br /> located at an access entrance point and sign two is oriented toward State <br /> Route 99 directing the public to services and products available on-site. <br /> Additionally, there are other signs within the immediate area along State <br /> Route 99 that are similar in size and square footage. <br /> 2. The height, size and number of the proposed signs are the minimum required to <br /> identify and direct the public to the activities, services and products available on- <br /> site. <br /> This finding can be made because proposed pole sign one will be located <br /> on the existing sign poles and the height will not change. Additionally, for <br /> sign two the height is consistent with the standards contained in the <br /> Development Title and will be similar in height for pole signs located in the <br /> C-FS zone (Freeway Service Commercial) along State Route 99. <br /> Additionally, the proposed signs are of adequate size and shape to direct <br /> the freeway traveler to the on-site sale of gasoline, food and beverage <br /> sales. <br /> The Community Development Department has reviewed the Site Approval application <br /> and responses from other agencies, and providing any outstanding issues have been <br /> resolved, will be recommending approval of the project subject to the following <br /> conditions: <br /> Site Approval Application No. PA-0900197 was approved by the Community <br /> Development Department on . The effective date of approval is .
