(Development Title Section 1022.4(d][2]) <br /> (3) Screening shall be erected along the northern and eastern property lines of Assessor Parcel <br /> No. 017-09-29, as follows: <br /> A. Along the northern property line of APN 017-09-29, cypress trees shall be planted five feet <br /> on center to create a visual screen in accordance with Development Title Section 9- <br /> 1022.4(c). <br /> B. Along the eastern property line of APN 017-09-29, honey suckle or similar vines shall be <br /> planted adjacent to the existing cyclone fence in order that the vines will create a visual <br /> screen in accordance with Development Title Section 9-1022.4(c). <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabe Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to the issuance of the occupancy permit. (Development Title Section <br /> 9-1145.5) <br /> c. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 25- <br /> foot-wide right-of-way from the centerline of Clarksdale Road to the property across the parcel's <br /> frontage. A$350.00 fee currently is required for processing, per Development Title Table 9- <br /> 240.2, in addition to a copy of the Grant Deed. The fee due will be based on the current fee <br /> schedule. (Development Title Section 9-1150.5) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is $654.00 per 1000 gross <br /> square feet of building designated as Manufacturing in the Lodi area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. (Resolution R-00-433) <br /> e. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> f. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification. <br /> g. The applicant shall obtain a Storm Water Pollution Prevention Plan (SWPP) permit from the State <br /> Water Resources Control Board prior to the beginning of any construction, if more than five acres <br /> are disturbed. <br /> h. The proposed project site is in an area that is subject to historic flooding. The proposed project <br /> will increase the amount of runoff as a result of increasing the impervious surface area. <br /> Therefore, a retention pond with an adequate capacity shall be required for the additional runoff <br /> generated by the proposed project. <br /> i. All new structures and/or substantial improvements shall be elevated a minimum of two feet <br /> above the highest adjacent grade. <br /> Conditions of Approval - 3 - PA-02-632 <br />
