(2) A minimum of fifty-four (54) parking spaces shall be provided, including three (3) <br /> accessible spaces, one of which shall be a van accessible space. Phase 1 shall <br /> require nine (9) additional parking spaces. Phase 2 shall require fifteen (15) additional <br /> parking spaces. Phase 3 shall require thirty (30) additional parking spaces. <br /> e) ACCESS AND CIRCULATION: The following requirements apply and shall be shown <br /> on the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles. (Development Title Section 9- <br /> 1015.5[h]) <br /> (2) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The <br /> design of the driveway shall allow trucks to enter and exit the property without entering <br /> into the opposing lane of traffic. (Development Title Section 9-505.7[c]) <br /> (3) Access gates for trucks shall be recessed from the property line a minimum of sixty <br /> five (65) feet. (Development Title Section 9-505.7[d]) <br /> f) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of Clarksdale, shall be installed across the frontage of the portion of the project <br /> that is being proposed for development. <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent <br /> (5%) of landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. Eleven (11) trees shall be planted, evenly spaced <br /> throughout the parking lot. <br /> g) LOT LINE ADJUSTMENT: Lot Line Adjustment LA-01-76 shall be completed prior to <br /> issuing of building permits. <br /> h) LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> i) SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the <br /> property line of APN: 017-090-47.
