Development Committee -4- UP-97-3 e. LANDSCAPING SHALL BE PROVIDED AS FOLLOWS: (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way width, shall be installed across the site ' s frontage on State Route 99 West Frontage Road. The strip shall be continuous except where crossed by driveways and walkways. All areas not used for building, parking, driveways, walkways, or other permanent facilities shall be landscaped (Development Title Section 9-1020.8) . The required landscaping shall be installed prior to the issuance of the Certificate of Occupancy for the first phase of the approved project. Landscape details shall be consistent with Chapter 9-1020 of the Development Title and be included on the Site Plan. Undeveloped portions of the project site shall be maintained to prevent the creation of dust or erosion and shall not become a health hazard. (2 ) The parking area shall be landscaped as specified in Section 9-1020. 6 of the Development Title. The parking area shall be provided with a minimum of five percent of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. Trees shall be planted and evenly spaced throughout the parking lot. A five-foot-wide planting strip is required in the parking lot along the south property line. (Development Title Section 9-1020. 6) (3 ) The required landscaping may be installed in phases to correspond with the approved phasing of the project. Details shall be included on the Site Plan. f . SIGNAGE: A maximum of two advertising signs shall be permitted for the approved use, only one of which may be a freestanding sign. Sign details shall be consistent with Chapter 9-1710 of the Development Title, and all proposed signs shall be shown on the Site Plan. g. TRASH ENCLOSURE: Any outdoor trash bins shall be kept in an enclosure with solid masonry walls on three sides and gated on the fourth side. Details shall be included on the Site Plan>
