Development Committee -4- <br /> UP-97-3 <br /> e. LANDSCAPING SHALL BE PROVIDED AS FOLLOWS: <br /> (1) A minimum 10-foot-wide landscaped strip, <br /> respecting the ultimate right-of-way width, shall <br /> be installed across the site ' s frontage on State <br /> Route 99 West Frontage Road. The strip shall be <br /> continuous except where crossed by driveways and <br /> walkways. All areas not used for building, <br /> parking, driveways, walkways, or other permanent <br /> facilities shall be landscaped (Development Title <br /> Section 9-1020.8) . The required landscaping shall <br /> be installed prior to the issuance of the <br /> Certificate of Occupancy for the first phase of <br /> the approved project. Landscape details shall be <br /> consistent with Chapter 9-1020 of the Development <br /> Title and be included on the Site Plan. <br /> Undeveloped portions of the project site shall be <br /> maintained to prevent the creation of dust or <br /> erosion and shall not become a health hazard. <br /> (2 ) The parking area shall be landscaped as specified <br /> in Section 9-1020. 6 of the Development Title. The <br /> parking area shall be provided with a minimum of <br /> five percent of landscaping within the perimeter <br /> of the parking area, not including landscaping <br /> along the street frontage. Trees shall be planted <br /> and evenly spaced throughout the parking lot. A <br /> five-foot-wide planting strip is required in the <br /> parking lot along the south property line. <br /> (Development Title Section 9-1020. 6) <br /> (3 ) The required landscaping may be installed in <br /> phases to correspond with the approved phasing of <br /> the project. Details shall be included on the <br /> Site Plan. <br /> f . SIGNAGE: A maximum of two advertising signs shall be <br /> permitted for the approved use, only one of which may <br /> be a freestanding sign. Sign details shall be <br /> consistent with Chapter 9-1710 of the Development <br /> Title, and all proposed signs shall be shown on the <br /> Site Plan. <br /> g. TRASH ENCLOSURE: Any outdoor trash bins shall be kept <br /> in an enclosure with solid masonry walls on three sides <br /> and gated on the fourth side. Details shall be <br /> included on the Site Plan> <br />
