PA-0200287 OF <br /> WOODBRIDGE PARTNERS (APN: 017-090-51) (18846 N. STATE <br /> ROUTE 99 E. FRONTAGE RD, ACAMPO) <br /> This is a General Plan Pre-Application to change the General Plan designation of a 26- <br /> acre parcel from General Agriculture (A/G) to General Industrial (I/G). The underlying <br /> project proposes to convert an abandoned meat packing plant into a construction office <br /> and yard with truck sales and parking. As a courtesy the Community Development <br /> Department also reviewed the proposed projects consistency with the requirements for <br /> the I/L General Plan designation. The following applies to both designations. <br /> The project site is located on northeast corner of State Route 99 and Clarksdale Road in <br /> Acampo. <br /> The Community Development Department reviewed the pre-application for PA-0200287 <br /> and offers the following comments: <br /> General Plan Policies <br /> In order to approve the General Plan Amendment the Board of Supervisors will have to <br /> determine that the internal consistency of the General Plan is maintained in adoption of <br /> the proposed General Plan Amendment. The Community Development Department has <br /> reviewed the proposed project's consistency and has determined that the proposed <br /> project is not consistent with the General Plan for the following reasons: <br /> Location of Urban Development (General Plan Vol. I pp. III-3) <br /> 1) In the areas not planned as urban communities, urban development is planned <br /> only to occur in designated Freeway Service areas, Commercial Recreation <br /> areas, Truck terminal areas, and as an expansion of existing industrial areas. <br /> The proposal to change the General Plan designation is not consistent <br /> with the criteria listed above because the site is located outside of an urban <br /> community and is not an expansion of one of the listed designations. <br />
