S1911a <br /> Any signs associated with the use will need to conform to Development Title Section 9- <br /> 1710.2(h). As part of the Site Approval application the applicant can ask for modification of the <br /> sign requirements. <br /> Rusiness License <br /> The applicant shall secure a business license prior to the initiation of the use. <br /> Storm Drainge <br /> Stormwater drainage shall be retained on-site. The drainage pattern and corresponding storm <br /> drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. (Development Title Section 9-1135) <br /> Site Plan <br /> A revised Site Plan is required to be submitted with the full application. The Site Plan must <br /> show the following: <br /> • Indicate the size of the buildings on the site plan. <br /> • Show the parking spaces and the proposed circulation for the parking area. <br /> Next Step <br /> When the applicant is ready to submit the full application it will be necessary to do the following: <br /> • Submit the remaining portion of the Site Approval fee. <br /> • Submit a Site Plan that is revised according to the Development Committee memo. <br /> • Submit seven copies of the application. <br /> • Submit information from an acoustical engineer indicating that the interior noise level for <br /> the building can achieve a level of 45 dB Ldn or lower. <br /> • Contact Public Works about obtaining a traffic study. <br /> Building Code Requirements <br /> The proposed use will change the occupancy from an F2 occupancy to an E1 occupancy (UBC <br /> Section 3405). The structure must be brought into compliance with all current code provisions <br /> including structural, plumbing, mechanical, electrical, energy and disabled access <br /> requirements. A licensed architect or registered engineer shall prepare all documents. <br /> The existing structure exceeds the allowable floor area permitted by the uniform Building Code <br /> for an E1 occupancy or type II construction. The building shall be provided with an automatic <br /> fire sprinkler system, change type of construction, or separated into conforming area with <br /> separation walls. <br />
