The proposed site has a General Plan designation of A/G (Agricultural) and Zoning of AG- <br /> 40 (Agriculture forty-acre minimum parcel size). <br /> Policy 5 Volume IIp V-8Q <br /> In planning school sites, the County shall allow the following approximate areas for school sites: <br /> High schools-40 acres. <br /> The proposed site is 26 acres. <br /> npvplopment Title R .guir _m _nts <br /> Traffic Study <br /> The Department of Public Works is requiring that a traffic study be prepared. The traffic study <br /> will need to be completed and reviewed by Public Works prior to completion of the Initial Study. <br /> Access <br /> Development Title Section 9-1015.5(h)(1) requires that access driveways have a width of no <br /> less than 25 feet for two-way traffic and 16 feet for one-way aisles. <br /> I andscanina <br /> Development Title Section 9-1020.7 requires a ten (10) foot planting strip along the State Route <br /> 99 Frontage Road and Clarksdale Road. Parking areas with more than twenty (20) stalls shall <br /> provide a minimum of five percent (5%) of landscaping within the perimeter of the parking lot <br /> area, not including landscaping along the street frontage. (Development Title Section 9- <br /> 1020.5(a).) Also, one tree shall be required for each five (5) parking stalls or portion thereof, <br /> and shall be evenly spaced throughout the parking lot. (Development Title Section 9-1020.5(b)). <br /> Noise <br /> Development Title Table 9-1025.9 lists Education Services; General as a noise sensitive land <br /> use. The Development Title requires that interior spaces have a maximum noise level of 45 dB <br /> Ldn. Before the Initial Study can be completed information from an acoustical engineer must <br /> be submitted indicating that the building can achieve an interior noise level of 45 dB LDn. The <br /> Community Development Department is requiring this information because a portion of the <br /> building is within the 70 decibel noise contour and it is anticipated that the existing building will <br /> require modifications to become a high school as proposed. <br /> Parkina <br /> Development Title Section 9-1015.5(e) requires all parking spaces and maneuvering areas to <br /> be surfaced with asphalt concrete or Portland cement concrete. The Education Services; <br /> General use type requires 1 spaces per 1000 square feet of building and .20 spaces per <br /> student. Based on the information provided by the applicant approximately 220 spaces will be <br /> required. Should the applicant submit a full-application the parking spaces and circulation plan <br /> for the parking lot should be included on the Site Plan. <br />
