An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standards CW-C 11 or CW-C 12 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in <br /> a thirty (30) foot wide right-of-way from the centerline of Clarksdale Road to the property <br /> line across the parcel's frontage. (A $350.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication.) (The fee due will be based on the <br /> current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Clarksdale Road shall be constructed in conformance with <br /> the standards for one-half of a 60-foot right-of-way local commercial street. The <br /> construction of the frontage improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the Improvement Plan. (A $410.00 fee <br /> currently is required for processing per Development Title Table 9-240.2 in addition to a <br /> copy of the Grant Deed and an estimate for the required frontage improvements. The <br /> estimate shall be prepared by a Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Department of Public Works and submitted to the <br /> Department of Public Works for approval. As an option, the Department of Public Works <br /> will prepare the drawing and estimate for an additional fee of$175.00.) (The fee due will <br /> be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $1,583.00 per <br /> 1,000 gross square foot of building designated as private school (office) in the Lodi area. <br /> The fee shall be automatically adjusted Jul), 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record.
