CONDITIONS OF APPROVAL <br /> A. & R. TRUDEAU <br /> MS-91-96 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> b. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> C. A Parcel Map is required. <br /> d. The frontage improvements for North 99 Frontage Road shall be <br /> constructed in conformance with the standards for a 60-foot <br /> right-of-way farm or estate subdivision street. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcel #1 and <br /> #2 , and estimated. The estimate and legal descriptions shall <br /> be prepared by a Registered Civil Engineer with typical <br /> section drawing on a from to be supplied by the Department of <br /> Public Works and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $100 . 00) . <br /> e. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application.
