Land Use Near Lodi Airport <br /> The proposed project is located in the vicinity of the Lodi Airport. The site is bisected by <br /> two different airport zones: the northern 1/3 of the site is located in the airport's <br /> Horizontal Zone while the southern 2/3 of the site is located in the airport's Transitional <br /> Zone. The San Joaquin County Airport Land Use Plan states that restaurants are a <br /> prohibited use in the Transitional Zone. The applicant is proposing to use the tent <br /> structure to provide seating for the coffee house. The tent would have to be located on a <br /> portion of the site located in the Horizontal Zone to comply with Airport Land Use Plan. <br /> The applicant's site plan shows that the tent structure is located outside of the <br /> Transitional Zone. <br /> California Building Code <br /> The Building Division of the Community Development Department states that display <br /> structures of any size that are not accessory to a dwelling will require a building permit. <br /> As a result, each display unit will require a building permit if an application for a Site <br /> Approval is approved. <br /> Restrooms will be required and need to conform to all disabled access requirements <br /> (CBC 1115B.1 and CPC Chapter 4). <br /> Signs <br /> The applicant has several freestanding signs on the subject property. The signs are <br /> orientated towards State Route 99. A sign permit has not been obtained for construction <br /> of the signs. As a Condition of Approval for the Site Approval, excess square footage of <br /> signs will have to be removed. <br /> Development Title Section 9-1710.4(e)(1) states the criteria for freestanding signs are as <br /> follows: <br /> (A) Number of Signs. One (1) freestanding sign per parcel shall be permitted for each <br /> street frontage of the parcel. <br /> Development Title Section 9-1710.4(e)(2) states the criteria for attached signs are as <br /> follows: <br /> (A) Number of Signs. One (1) projecting sign, per tenant shall be permitted for each <br /> street frontage of the tenant. Multiple wall signs are allowed. <br /> (B) Size of Signs. Projecting signs shall not exceed twenty-five (25) square feet per sign <br /> face. Wall signs shall not exceed a combined total of eighty (80) square feet of sign <br /> face area. An additional twenty-five (25) square feet of sign face area may be added <br /> for each tenant above one (1). <br /> (C) Height of Signs. Attached signs shall not project above the ridge line of the building. <br /> (D) Proximity to Other Signs. Projecting signs shall not be constructed closer than <br /> twenty (20) feet from another projecting sign. <br />
