f. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent <br /> structures or properties. (Development Title Section 9-1015.5[e]) <br /> 2) A minimum of 9 additional parking spaces shall be provided. <br /> g. ACCESS AND CIRCULATION: The following access requirements apply and <br /> shall be shown on the Parcel Map: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for <br /> two-way aisles and sixteen (16) feet for one-way aisles, expect that in no <br /> case shall driveways designated as fire department access be less than <br /> twenty (20) feet wide). (Development Title Section 9-1015.5(h)[1]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. A <br /> minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way of State Route 99 West Frontage Road, shall be installed across the <br /> frontage of the project site. The strip shall be continuous except where <br /> crossed by driveways and walkways. (Development Title Section 9-1020.8) <br /> (2) Areas of the property which are not part of the project shall be barricaded f <br /> (3) A minimum ten (10) foot wide planting strip shall be required along State <br /> Route 99 and along the on-ramp to State Route 99. (Development Title <br /> Section 9-1020.9) <br /> j. SCREENING: All storage materials and related activities, including storage <br /> areas for trash, shall be screened so as not to be visible from adjacent properties <br /> and public rights-of-way. Screening shall be six (6) to seven (7) feet in height. <br /> Outside storage is not permitted in front yards, street side yards, or in front of <br /> main buildings.
