-2- <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jeff Fisher, 468-9653) <br /> a. IMPROVEMENT PLAN: Submit an Improvement Plan. The Plan must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details (including gates), on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to "SITE PLAN CHECK <br /> LIST" for details). A fee is required for the Plan review. (Development Title Section <br /> 9-884) <br /> b. APPROVED USE: This approval is for the addition of 10 truck parking spaces for <br /> overnight truck parking to an existing mini-market and gas station as shown on the <br /> Site Plan submitted June 7, 1999. (Use Type: Truck Service and Sales—Stops) <br /> c. STORM DRAINAGE: Any additional stormwater drainage created by new <br /> improvements shall be retained on-site. The drainage pattem and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. <br /> d. PARKING AND ACCESS: On site truck parking shall be provided and comply with <br /> the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties.(Development Title Section 9-1015.5) <br /> 2) One (1) parking space shall be required for every truck at the facility. <br /> 3) One (1) tree shall be planted for every five (5) parking spaces. (Development <br /> Title Section 9-1020.5[b] <br /> 4) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. <br /> The design of the driveway shall allow trucks to enter and exit the property <br /> without entering into the opposing lane of traffic. (Development Title Section 9- <br /> 505.7) <br /> 5) Spaces shall be a minimum twenty-five (25) feet in length and fifteen (15) feet <br /> in width, and shall have a minimum height clearance of fourteen (14) feet. <br /> (Development Title Section 9-1015.6[c][1]) <br />
