Conclusion. <br /> In light of the foregoing in which I have attempted to allay the fears of the "neighboring <br /> opposition" and committed to compliance with reasonable requirements of the Environmental <br /> Health Division and the fact that we have already expended in the vicinity of$20,000.00 to drill <br /> down in the UST area to identify the contamination and towards remedying it, I wish to conclude <br /> with a final plea as follows:. <br /> (I) There is only one convenience store in the area9t is known as Collierville Market, <br /> across the freeway from us. The other two are Food Marts, one at Chevron again across the <br /> freeway from us off the southbound lanes of Hwy 99 and the other approximately 3/4 to a mile <br /> further south on Hwy 99. This second convenience store that is being proposed here will provide <br /> some degree of competition and the convenience of such a service right off the northbound lanes <br /> of Hwy 99. <br /> (II) Both the existing gas stations are off the southbound lanes of Hwy 99, Chevron being <br /> the closest one and Jahant Food & Gas is off Jahant Road further south. Our proposed gas outlet <br /> will provide this service more conveniently to people traveling north on Hwy 99 at a definite <br /> saving per gallon of gas in comparison to Chevron's prices. It might be pertinent to note here <br /> that the services we propose to provide are not available as conveniently to northbound travelers <br /> on Hwy 99 any where between Lodi and Simmerhorn Road past Galt. <br /> (III) The parcel is appropriately zoned for the proposed redevelopment. It is the site of a <br /> former gas station and repair facility where an Auto Repair Shop is currently being operated with <br /> all the facilities necessary to meet the requirements of the public. We do however agree to <br /> improve on the capacities of the public services as deemed necessary. <br /> (IV) The proposed redevelopment will no doubt enhance the general appearance of the <br /> area by providing efficient 24 hour service from a well lit site. It will also provide employment to <br /> at least six people and possibly pave the way for further development with additional employment <br /> opportunities. <br /> Against the background of all the issues considered and discussed I sincerely hope we <br /> have overcome the obstacles and cleared the way for approval of the application be it conditional <br /> upon any requirement that you may in your magnanimity see fit to impose. <br /> I commend the application for your favorable consideration and approval. <br /> If there should be a need for further elaboration or clarification on any aspect of the <br /> application, I would be happy to respond to them as best I can. <br /> Thank you, <br /> Veer V.
