low
resume their journey north on Highway 99. Traffic exiting north bound lane of Highway 99 for
such services will terminate at this site and resume their onward 'ourney from this site effectively/,
reducing traffic past this point by over 50% and consequently a eduction in noise. I do not haves e
any statistics on crime in the area but speaking as the owner/operator of an auto repair business at
the location I can safely say that crime in the area is virtually unheard of. In any case, the
existence of a 24 hour service center will illuminate the currently unlit area and discourage
loitering for the purpose of committing any crimes.
One of the neighbors also expressed fears of drug, alcohol and prostitution. I cannot see
any merit in his fears in relation to this remote rural location. In fact with the place being lit up in
the manner proposed it would deter anyone from stopping by to indulge in any of these vices that
may currently be occurring in the area undercover of darkness.
That I believe takes care of neighboring opposition.
We now come to Environmental Health issues.
(I) Public Services: The existing business operated at the site ispublic service and the
water well and septic tank for two toilets and a urinal have thus far been found to be adequate
for the purpose. However, if it is found that there is need for an increase in the capacity of these
services we are willing to give the matter due consideration for compliance. It further mentions
that the parcel is inadequate in size for a well and septic tank. Well we have 1.12 acres in the lot,
Might it be note0lowever that our parcel size is greater/k-
thaWhat of Chevron Gas Station & Food Mart constructed a few years ago across the freeway
from us and the proposed services are closely comparable. I am not clear as to the requirements
to connect to public sewers and the construction of a public water system. These would seem to
have merit were we looking to develop$a large residential subdivision. But right now all we are
looking at is the reopening of a former gas station at a site that has been operating as a business
center open to the public where the water supply from the existing well and two public bathrooms
and a urinal have served the public's needs more thaMdequately.
However, if and when a public sewer and water system becomes available in the area you
have our undertaking and commitment to connect to them. In fact you may even make the site
approval condition*upon such requirement and we pledge compliance.
(II) Contamination: It is true that some contamination was found in a well drilled to 80ft in
depth at the former site of the underground storage tanks. However when the stagnant water was
drawn out of the well base and time allowed for seepage from the water table surrounding the
well base, sample tests came out clean, nevertheless, three monitoring wells required by the LOP
of the EHD based on it's initial findings of contamination, were installed and we are committed to
remedial action for the marginal contamination found and hope to obtain clean closure in the
foreseeable future.
