I do not haves e� <br /> any statistics on crime in the area but speaking as the owner/operator of an auto repair business at <br /> the location I can safely say that crime in the area is virtually unheard of. In any case, the <br /> existence of a 24 hour service center will illuminate the currently unlit area and discourage <br /> loitering for the purpose of committing any crimes. <br /> One of the neighbors also expressed fears of drug, alcohol and prostitution. I cannot see <br /> any merit in his fears in relation to this remote rural location. In fact with the place being lit up in <br /> the manner proposed it would deter anyone from stopping by to indulge in any of these vices that <br /> may currently be occurring in the area undercover of darkness. <br /> That I believe takes care of neighboring opposition. <br /> We now come to Environmental Health issues. <br /> (I) Public Services: The existing business operated at the site ispublic service and the <br /> water well and septic tank for two toilets and a urinal have thus far been found to be adequate <br /> for the purpose.However, if it is found that there is need for an increase in the capacity of these <br /> services we are willing to give the matter due consideration for compliance. It further mentions <br /> that the parcel is inadequate in size for a well and septic tank. Well we have 1.12 acres in the lot, <br /> Might it be note0lowever that our parcel size is greater/k�- � <br /> thaWhat of Chevron Gas Station & Food Mart constructed a few years ago across the freeway <br /> from us and the proposed services are closely comparable. I am not clear as to the requirements <br /> to connect to public sewers and the construction of a public water system. These would seem to <br /> have merit were we looking to develop$a large residential subdivision. But right now all we are <br /> looking at is the reopening of a former gas station at a site that has been operating as a business <br /> center open to the public where the water supply from the existing well and two public bathrooms <br /> and a urinal have served the public's needs more thaMdequately. <br /> However, if and when a public sewer and water system becomes available in the area you <br /> have our undertaking and commitment to connect to them. In fact you may even make the site <br /> approval condition*upon such requirement and we pledge compliance. <br /> (II) Contamination: It is true that some contamination was found in a well drilled to 80ft in <br /> depth at the former site of the underground storage tanks. However when the stagnant water was <br /> drawn out of the well base and time allowed for seepage from the water table surrounding the <br /> well base, sample tests came out clean, nevertheless, three monitoring wells required by the LOP <br /> of the EHD based on it's initial findings of contamination, were installed and we are committed to <br /> remedial action for the marginal contamination found and hope to obtain clean closure in the <br /> foreseeable future. <br />
