i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> North State Route 99 West Frontage Road, shall be installed across the frontage of the project <br /> site. (Development Title Section 9-1020.7) The landscaping requirement may be installed <br /> separately for Phase I and Phase II. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) The area designated as "display" for Phase II shall be permanently landscaped. Specific <br /> landscaping details need to be provided for this area. <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the western <br /> boundary of the C-RS zone classification of APN: 005-142-18, and along the southern property <br /> line where commercial activity occurs. (Development Title Section 1022.4[d][1]) The masonry <br /> wall may be phased as follows: <br /> A. Phase I shall include the construction of the masonry wall along the western zoning line <br /> discussed above, and along approximately 150 feet of the southern property line. <br /> B. Phase II shall include the construction of the masonry wall along the remaining 200 feet <br /> of the southern property line. <br /> (2) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6) to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][21) <br /> k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> I. UNIFORM BUILDING CODE: The Building Division has reviewed the site plan and project <br /> description and has noted the following issues that must be addressed: <br /> (1) The proposed use will change the occupancy from an R-3 occupancy to a B/M occupancy(UBC <br /> Section 3405). The structure must be brought into compliance with all current code provisions <br /> including structural, plumbing, mechanical, electrical, energy and disabled access requirements. <br /> A licensed architect or registered engineer shall prepare all documents. <br /> (2) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space shall be located as close as possible <br /> to the primary entrance (C.C.R., Title 24). <br /> B. Provide identification signs for the parking space including the "tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24) <br /> Conditions of Approval - 3- PA-03-253 <br />
