2). Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) i. LANDSCAPING: Landscaping shall be provided and comply with the following: 1). A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- way width of North State Route 99 West Frontage Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.7) The landscaping requirement may be installed separately for Phase I and Phase 11. 2). All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) 3). Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. 4). The area designated as "display" for Phase II shall be permanently landscaped. Specific landscaping details need to be provided for this area. j. SCREENING: Screening shall be provided and comply with the following: 1). A solid masonry wall six (6) to seven (7) feet in height shall be erected along the western boundary of the C-RS zone classification of APN: 005-142-18, and along the southern property line where commercial activity occurs. (Development Title Section 1022.4[d][1]) The masonry wall may be phased as follows.- (a) ollows:(a) Phase I shall include the construction of the masonry wall along the western zoning line discussed above, and along approximately 150 feet of the southern property line. (b) Phase II shall include the construction of the masonry wall along the remaining 200 feet of the southern property line. 2). All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan.
