2). Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1). A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of North State Route 99 West Frontage Road, shall be installed <br /> across the frontage of the project site. (Development Title Section 9-1020.7) <br /> The landscaping requirement may be installed separately for Phase I and <br /> Phase 11. <br /> 2). All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. <br /> (Development Title Section 9-1020.7) <br /> 3). Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> 4). The area designated as "display" for Phase II shall be permanently landscaped. <br /> Specific landscaping details need to be provided for this area. <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> 1). A solid masonry wall six (6) to seven (7) feet in height shall be erected along the <br /> western boundary of the C-RS zone classification of APN: 005-142-18, and <br /> along the southern property line where commercial activity occurs. <br /> (Development Title Section 1022.4[d][1]) The masonry wall may be phased as <br /> follows.- <br /> (a) <br /> ollows:(a) Phase I shall include the construction of the masonry wall along the western <br /> zoning line discussed above, and along approximately 150 feet of the <br /> southern property line. <br /> (b) Phase II shall include the construction of the masonry wall along the <br /> remaining 200 feet of the southern property line. <br /> 2). All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings. (Development Title Section 1022.4[d][2]) <br /> k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut- <br /> off(snipe). (Development Title Section 9-1710.2[g]) <br /> I.
