PA-0300253 OF CARLOS & <br /> TERESA LOMELI (APN: 005-142-18) (ADDRESS: 25463 NORTH <br /> STATE ROUTE 99 WEST FRONTAGE ROAD, ACAMPO) <br /> The project is a landscaping services business with an on-site retail and wholesale <br /> nursery. (Use Type: Nursery Sales & Services-Landscaping Services, Retail & <br /> Wholesale) Approximately 2-acres of the 3.8 acre parcel has a General Plan <br /> designation of R/R (Rural Residential) and is zoned R-R (Rural Residential). The <br /> remainder has a General Plan designation of C/RS (Commercial-Rural Service) and is <br /> zoned C-RS (Commercial-Rural Service). The business will be located on <br /> approximately 1.2 acres of land zoned C-RS. The project site is located on the west <br /> side of State Route 99 West Frontage Road, 400 feet south of Collier Road, within the <br /> rural community of Collierville. <br /> HOME OFFICE <br /> The applicant has stated that the office used for the business is located within the <br /> existing single-family residence. The applicant needs to provide the Community <br /> Development Department additional information regarding this office. The information <br /> should include the total square footage of the office and restrooms (if any), and the type <br /> of activities that occur within the office (i.e. do customers purchase items inside the <br /> house). The Building Division will review this information and determine whether a <br /> change in occupancy is required. The Building Division may impose additional <br /> conditions of approval if deemed necessary. <br /> ACCESS <br /> Development Title Section 9-1015.5h(1) states that access driveways shall have a width <br /> of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way <br /> aisles, except that in no case shall driveways designated as fire department access be <br /> less than twenty (20) feet wide. The proposed driveway area appears to be fifteen (15) <br /> feet wide and proposed for two-way access. As a condition of approval, the applicant <br /> shall be required to widen the existing driveway to a minimum of 25 feet wide. <br /> 1 <br />
