LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1). A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of North State Route 99 West Frontage Road, shall be installed <br /> across the frontage of the project site. (Development Title Section 9-1020.7) <br /> 2). All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. <br /> (Development Title Section 9-1020.7) <br /> 3). Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> 1). A solid masonry wall six (6) to seven (7) feet in height shall be erected along the <br /> western boundary of the C-RS zone classification of APN: 005-142-18, and <br /> along the southern property line where commercial activity occurs. <br /> (Development Title Section 1022.4[d][1]) The Improvement Plan shall clearly <br /> indicate the types of materials and boundaries of the proposed outdoor storage <br /> area. <br /> 2). All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings. (Development Title Section 1022.4[d][2]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut- <br /> off(snipe). (Development Title Section 9-1710.2[g]) <br /> k. BUILDING PERMIT: The Building Division has reviewed the site plan and project <br /> description and has noted the following issues that must be addressed: <br /> 1). The proposed use will change the occupancy from an R-3 occupancy to a B/M <br /> occupancy (UBC Section 3405). The structure must be brought into <br /> compliance with all current code provisions including structural, plumbing, <br /> mechanical, electrical, energy and disabled access requirements. A licensed <br /> architect or registered engineer shall prepare all documents. <br /> 2). The Construction Site Plan shall indicate the following: <br /> (a) Provide parking for the physically disabled. The space shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24). <br /> (b) Provide identification signs for the parking space including the "tow away" <br /> sign at each entrance or visible from each space (C.C.R., Title 24) <br /> 4 <br />
