b. APPROVED USE: This approval is for a landscaping services business with a <br /> retail and wholesale nursery as shown on the Plan dated May 21, 2003. A 600 <br /> square foot building shall be permitted for the storage of equipment and materials. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> d. STORM DRAINAGE: Any additional storm-water drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development <br /> Title Section 9-1135) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1). All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5[e]) (The area designated <br /> for display or storage of retail and wholesale items may be surfaced with gravel <br /> or chip seal). <br /> 2). A minimum of three (3) parking spaces shall be provided, including one (1) van <br /> accessible space. Accessible spaces shall be located as close as possible to <br /> the primary entrance (C.C.R., Title 24). (Four (4) spaces are required for every <br /> 1,000 feet of building area. 0.67 spaces are required for every employee.) <br /> (Development Title Section 9-1015.3) <br /> 3). Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet <br /> wide and twenty (20) feet long. (Development Title Section 9-1015.5[b]) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> 1). Access driveways shall have a width of no less than twenty-five (25) feet for <br /> two-way aisles and sixteen (16) feet for one-way aisles, except that in no case <br /> shall driveways designated as fire department access be less than twenty (20) <br /> feet wide. (Development Title Section 9-1015.5(h[1])) <br /> 2). All access from a public street or alley must be designed so that motor vehicles <br /> leaving the parking area will enter the street traveling in a forward direction. <br /> (Development Title Section 9-1015.5(h[2])) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1). If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> 2). Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> 3 <br />
