No. 11584 <br /> 418 Matthew Plaza <br /> Lodi, California 95240 <br /> December 23, 2003 <br /> San Joaquin County <br /> Environmental Health Department <br /> Subject: Submitted for your review, consideration and approval is a Soil Suitability <br /> Study conducted to ascertain if the soil on the subject property is suitable for septic <br /> systems to accommodate a storage rental commercial business, which is planned for <br /> construction in the future. <br /> 1.0 Site Map: The attached Vicinity, Project Site and Percolation Test Hole Location <br /> Maps serve as the site maps for this study and show accurate measurements to the <br /> Percolation Test Holes and the Soil Profile Hole location for future relocation purposes as <br /> well as access roads, trees, well, an existing building(an old abandoned restaurant) and <br /> topography consisting of an existing drainage pond, an old restaurant sign and the fenced <br /> boundary and a future office and rows of rental storage buildings to be built in the future. <br /> The project site is located in a commercial area abutting the west boundary of the <br /> West Frontage Road of North State Highway Route 99. Collier Road is the nearest local <br /> road in the area. The subject property has been determined to be 2010 Zoning CRS as <br /> shown on the attached S.J.C. Community Development Search Results sheet. Also the <br /> attached Table 9-410.3 lists the Standard for Minimum Lot Area& Width,yard <br /> Dimensions,Height, Building Coverage, and depth. <br /> San Joaquin County Assessor and Recorder records were researched which <br /> revealed that MatriScope, Inc. is not the present recorded owner. The Arthur E. and La <br /> Jean Harrison family has had vested interest in the subject property since August 7, 1964 <br /> and there have been no other owners recorded up to the present time. <br /> There is no apparent evidence indicating the property has been subjected to <br /> industrial type use. However,there is an abandoned building and sign remaining on the <br /> subject property evidencing that some time during the past twenty-nine(29)years the <br /> subject property has been devoted to a restaurant and/or a cafe commercial use. Presently, <br /> the property, buildings and signs have been abandoned and everything is in a run-down <br /> condition. <br /> As noted on the Project Site Map all existing restaurant developments are to be <br /> removed and disposed of and a new office building is to be constructed along with long <br /> rows of storage cubicles to be rented out to establish a storage rental business. <br /> For MatriScope Inc.-25655 North State Highway Rte 99,West Frontage Road, Acampo, CA 95220 2 <br />
