Parcel 1 is to <br /> contain 2.0 acres and Parcel 2 is to contain 2.1 acres near Collier Road in San Joaquin <br /> County,California. <br /> Submitted for your review, consideration and approval is a Soil Suitability Study <br /> conducted to ascertain if the soil of the subject property is of an appropriate type that will <br /> accommodate septic systems that will perform in conformity with San Joaquin County <br /> standards <br /> Property Current and Past Use: The project site is located in an area devoted to <br /> agriculture and home sites uses and is situate in the northeast quadrant of the intersection <br /> of North State Highway Route 99 with Collier Road. The present 4.1 acres is not devoted <br /> to agriculture pursuits presently. Natural grasses and weeds are the only visible growths <br /> presently on the subject property. The only development on the subject property is a <br /> home site on Parcel 1. <br /> San Joaquin County Assessor and Recorder records were researched which <br /> revealed that the present owner Robert W. Towers has owned the property for about one <br /> (1)year and six(6) months and the previous owners owned the property for about thirty <br /> (30)years and six (6)months and the property has been put to the same use of residential <br /> and pasture continuously for the past thirty-two(32)years. <br /> Future Planned Property Use:The planned development is to allow the present <br /> property owner to develop the planned two parcels into home sites for family use and/or <br /> for possible sale to others. <br /> Possible Septic Contamination: Existing San Joaquin County records of septic system <br /> permits in the general area of the subject property were reviewed. A total often (10) <br /> septic permits were reviewed. Three(3) of the reviewed permits were for adding to <br /> existing systems.
