Public utility <br /> easements shall be provided along the road frontage of the subdivision and as required by the public utility <br /> companies. (Development Title Section 9-1155.2) <br /> 7. The private road shall be improved to County Standards for a fifty(50)foot right-of-way rural residential <br /> road. Roadway design shall consider design speed and sight distance requirements. <br /> (Development Title Sections 9-857.4, 9-1150.2[d][3] and 9-1150.5[b]) <br /> 8. This subdivision is approved for recording as a single unit;phasing is not approved. <br /> (Development Title Section 9-1100.3) <br /> 9. Street lighting shall be provided for the subdivision and at the intersection of proposed road and Frontage <br /> Road. (Development Title Section 9-1150.11) <br /> 10. The subdivider shall agree to and shall pay user fees for the utility services from the time improvements are <br /> accepted by the County until the lots are placed on the County tax rolls, or up to an eighteen-month period,as <br /> the case may be. (Subdivision Map Act Section 66493) <br /> 11. The property shall transfer to a zone within County Service Area No.49 prior to recording the Final Map to <br /> provide for the operation, maintenance,and improvement of street lighting facilities. A new assessment for <br /> the zone shall be approved by the property owners prior to recording the Final Map. The assessment for the <br /> new zone shall be based on the cost for: maintenance,operation, system improvements, and any replacement <br /> program of facilities within CSA 49. The applicant shall pay for the cost to process the transfer and <br /> assessment for the new zone. In addition, the applicant shall pay for the maintenance and operation of the <br /> system from the time the facilities are accepted by the District until the transferred area is placed on the <br /> assessment role of the District. (Development Title Section 9-1100.5) <br /> 12. The applicant shall keep the unnamed creek free of all obstacles which impede the flow of water;and, any <br /> alteration to the unnamed creek will require obtaining a Watercourse Encroachment Permit from the San <br /> Joaquin County Department of Public Works. <br /> 13. All future structures shall be setback a minimum of twenty-five(25)feet from the banks of all natural <br /> drainage channels. The twenty-five(25)foot setback shall be delineated on the Final Map. <br /> 14.
