STATE ROUTE 99 WEST FRONTAGE ROAD (APN 179-110-08) PA-0300229 (SA) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comments: <br /> 1 . Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer, and if the site's land use is consistent with the City's General Plan, the property <br /> owner will be required to apply for a City of Stockton Outside Sewer connection and may <br /> be required to annex to the City of Stockton, or sign a deferred annexation agreement, <br /> and pay the applicable fees. Further, the owner/developer shall be responsible for all <br /> costs involved in the extension of the sewer main to serve this parcel, as required, to <br /> meet City standards. This may include the extension of the sewer main across the <br /> entire frontage of the property. <br /> 2. The subject site lies within the proposed Mariposa Road/State Route 99 Interchange <br /> improvement area. There are conceptual interchange improvement designs currently <br /> under consideration, and it is very likely that there will be additional right-of-way <br /> requirements within the area of the proposed storage yard to accommodate said <br /> improvements. Therefore it is strongly recommended that 1) future right-of-way <br /> requirements are considered prior to approval of this application, and 2)this declaration <br /> be included on any condition(s) of approval for the subject site. <br /> 3. The owner/developer should install complete frontage improvements including, but not <br /> limited to, curb, gutter, sidewalk, driveway installation, pavement widening and street <br /> lighting prior to occupancy of any new buildings/structures on this site.
