Jut 2 s
X2003
C ITY O F STOCKTON
PUBLIC WORKS DEPARTMENT
City Hall • 425 N. El Dorado Street • Stockton, CA 95202-1997 • 209/937-8411 • Fax 209/937-8277
July 18, 2003 wW W.stocktongov.com
John Funderburg
San Joaquin County Community Development
Development Services Division
1810 East Hazelton Avenue
Stockton, CA 95205
SITE APPROVAL APPLICATION TO ESTABLISH A STORAGE CONTAINER YARD FOR
THE SALE AND RENTAL OF STORAGE CONTAINERS
2701 S. STATE ROUTE 99 WEST FRONTAGE ROAD (APN 179-110-08) PA-0300229 (SA)
The City of Stockton Public Works Department has reviewed the subject application and offers
the following comments:
1 . Should the San Joaquin County require this development be served by City of Stockton
Sewer, and if the site's land use is consistent with the City's General Plan, the property
owner will be required to apply for a City of Stockton Outside Sewer connection and may
be required to annex to the City of Stockton, or sign a deferred annexation agreement,
and pay the applicable fees. Further, the owner/developer shall be responsible for all
costs involved in the extension of the sewer main to serve this parcel, as required, to
meet City standards. This may include the extension of the sewer main across the
entire frontage of the property.
2. The subject site lies within the proposed Mariposa Road/State Route 99 Interchange
improvement area. There are conceptual interchange improvement designs currently
under consideration, and it is very likely that there will be additional right-of-way
requirements within the area of the proposed storage yard to accommodate said
improvements. Therefore it is strongly recommended that 1) future right-of-way
requirements are considered prior to approval of this application, and 2)this declaration
be included on any condition(s) of approval for the subject site.
3. The owner/developer should install complete frontage improvements including, but not
limited to, curb, gutter, sidewalk, driveway installation, pavement widening and street
lighting prior to occupancy of any new buildings/structures on this site. Should
installation of these improvements prove not practical due to existing physical
constraints, the owner/developer should enter into a Deferred Improvement Agreement
whereby the owner/developer agrees to install the required improvements at such timstockton
as it is practical. hCa"
AI4Amelca CNy
'IIII'
199
