Recommendations
Action
It Is recommended that the Planning Commission:
1. Forward the Negative Declaration to the Board of Supervisors with a recommendation that
It be adopted; and
2. Forward Zone Reclassification No. ZR-96-2 to the Board of Supervisors with a
recommendation for approval based on the ability to make the required 'Bases for Zone
Reclassification.'
Bases for Zone Reclassification
1. The proposed zone district is consistent with the General Plan.
• This determination can be made because the I-G zone district is an implementing
zone for the General Industrial General Plan designation.
2. The site of the proposed zone district is suitable for any of the land uses permitted within the
proposed zone district.
• This determination can be made because the site Is already developed with
approximately 400,000 square feet of industrial-type buildings, and the site has been
and will continue to be used for the production and storage or wine, with related
accessory uses.
3. The proposed zone district is reasonable and beneficial at this time.
• This determination can be made because the site Is already developed with a large
winery with associated large storage facilities, and the proposed rezoning will permit
the winery uses to continue, as well as allow the structures to be used for storage
and distribution of non-agricultural goods. Further, the rezoning is not expected to
result in any significant, adverse environmental Impacts.
San Joaquin County ZR-96-2'Lodi Storage
Community Deveiopment -9-
