Recommendations <br /> Action <br /> It Is recommended that the Planning Commission: <br /> 1. Forward the Negative Declaration to the Board of Supervisors with a recommendation that <br /> It be adopted; and <br /> 2. Forward Zone Reclassification No. ZR-96-2 to the Board of Supervisors with a <br /> recommendation for approval based on the ability to make the required 'Bases for Zone <br /> Reclassification.' <br /> Bases for Zone Reclassification <br /> 1. The proposed zone district is consistent with the General Plan. <br /> • This determination can be made because the I-G zone district is an implementing <br /> zone for the General Industrial General Plan designation. <br /> 2. The site of the proposed zone district is suitable for any of the land uses permitted within the <br /> proposed zone district. <br /> • This determination can be made because the site Is already developed with <br /> approximately 400,000 square feet of industrial-type buildings, and the site has been <br /> and will continue to be used for the production and storage or wine, with related <br /> accessory uses. <br /> 3. The proposed zone district is reasonable and beneficial at this time. <br /> • This determination can be made because the site Is already developed with a large <br /> winery with associated large storage facilities, and the proposed rezoning will permit <br /> the winery uses to continue, as well as allow the structures to be used for storage <br /> and distribution of non-agricultural goods.
