ZR-96-2 OF LODI STORAGE, L.P. <br /> (C/O RICHARD KULKA) (FOURTH SUPERVISORIAL DISTRICT) <br /> IT IS RECOMMENDED: <br /> That the Board of Supervisors: <br /> 1. Approve the Negative Declaration; and <br /> 2. Approve Zone Reclassification Application No. ZR-96-2 based upon the "Bases for Zone <br /> Reclassification' (Attachment A). <br /> BACKGROUND: <br /> The applicant is proposing to rezone 48.54 acres from AU-20 (Agriculture-Urban Reserve) to I-G (General <br /> Industrial). The site contains approximately 400,000 square feet of industrial buildings and tanks <br /> previously used by the Guild Winery. The applicant intends to lease portions of the site to various vintners <br /> for the production, bottling, chilling, and storage of wine. Tasting facilities may be provided in the future. <br /> While the applicant's intent is that the facility will cater predominantly to agricultural users, he intends to <br /> lease a portion of the facility to an importer and distributor of seasonal items (toys) on a temporary basis <br /> (18 months) for the storage and distribution of their case goods. <br /> REASON FOR RECOMMENDATION: <br /> The Planning Commission heard this matter at its meeting of June 20, 1996. David Haggerty spoke on <br /> behalf of the applicants, no one spoke in opposition.
