STATE ROUTE 99 WEST FRONTAGE RD. (APN 179-090-121 (PA-0700321) (SA)
The City of Stockton Public Works Department has reviewed the subject application and offers
the following comments:
1. The proposed development lies within the boundary of the South Stockton Community
Facilities District 90-1 (Sewer District) and is not currently annexed. The
owner/applicant should be aware that as a condition of receiving new or additional City
of Stockton sewer service, the property owner must annex to the District (sign the CFD
90-1 MOU)and pay the District annexation fee(currently$12,838.30/acre based on the
acreage as determined by the legal map size) prior to building permit issuance.
Please contact Dennis Merkel in the City of Stockton Permit Center at (209) 937-8546
for further details.
2. The owner/developer should dedicate appropriate right-of-way along the State Route 99
West Frontage Road, within the limits of this development, sufficient to accommodate
future widening of Highway 99 as identified in the approved Project Study Report forthis
area. Further, the owner/developer should install full frontage improvements along State
Route 99 West Frontage Road adjacent the site, including, but not limited to, curb,
gutter, sidewalk, driveway installation, pavement widening and street lighting. Said
improvements should be installed prior to occupancy of any buildings/structures on this
site. Should installation of these improvements prove not practical due to existing
physical constraints, the owner/developer should enter into a Deferred Improvement
Agreement whereby the owner/developer agrees to install the required improvements Stockton
such time as it is practical. k
AIFAwm.Ciq
