Additionally, a 2,500 square foot building will be <br /> constructed and will be used as a mechanic shop for 25 trucks and trailers. (Use Type: <br /> Construction Services- Heavy). There will be twenty (20) employees working from 7:00 <br /> a.m. to 5:00 p.m., Mondays through Fridays. There will be no retail customers on site. <br /> Existing uses of the parcel include an indoor/outdoor auction business that will cease <br /> operations upon approval of the project. <br /> The project site is located on the west side of State Route 99 West Frontage Road, 360 <br /> feet south of Munford Avenue, southeast of Stockton. <br /> The easterly 230 feet of the property has a General Plan designation of I/L (Limited <br /> Industrial) and the remaining portion has a General Plan designation of R/L (Low Density <br /> Residential) and the entire parcel is zoned I-L (Limited Industrial). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> General Plan <br /> The project is consistent with the zoning and General Plan designation even though it <br /> has a General Plan designation of R/L and I/L. The intent of the General Plan <br /> designation was to apply a Limited Industrial designation to lots fronting the Frontage <br /> Road and therefore, the proposed industrial use complies with both the zoning and <br /> General Plan designation. <br /> t <br />
