COMMUNITY DEVELOPMENT DEPARTMENT <br /> 1610 E.HAZELTON AVE.,STOCKTON,CA 952056232 <br /> �Tt.Fo"v Nib PHONE:209/4653121 FAX:209/068-3163 <br /> August 10, 2007 <br /> MEMORANDUM <br /> TO: Development Committee <br /> FROM: Mo Hatef, Associate Planner <br /> SUBJECT: SITE APPROVAL PRE-APPLICATION PA-0700321 OF TIMOTHY AND <br /> OLGA HENSLEY (C/O CLARK EBINGER) (APN: 179-090-12) <br /> (ADDRESS: 3291 STATE ROUTE 99 WEST FRONTAGE ROAD, <br /> STOCKTON) <br /> The applicant has submitted the above referenced Site Approval pre-application to <br /> establish a highway construction business that will utilize an existing 20,000 square foot <br /> building of which 7,000 square feet will be used for office space and 13,000 square feet <br /> will be used as a warehouse. Additionally, a 2,500 square foot building will be <br /> constructed and will be used as a mechanic shop for 25 trucks and trailers. (Use Type: <br /> Construction Services- Heavy). There will be twenty (20) employees working from 7:00 <br /> a.m. to 5:00 p.m., Mondays through Fridays. There will be no retail customers on site. <br /> Existing uses of the parcel include an indoor/outdoor auction business that will cease <br /> operations upon approval of the project. <br /> The project site is located on the west side of State Route 99 West Frontage Road, 360 <br /> feet south of Munford Avenue, southeast of Stockton. <br /> The easterly 230 feet of the property has a General Plan designation of I/L (Limited <br /> Industrial) and the remaining portion has a General Plan designation of R/L (Low Density <br /> Residential) and the entire parcel is zoned I-L (Limited Industrial). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> General Plan <br /> The project is consistent with the zoning and General Plan designation even though it <br /> has a General Plan designation of R/L and I/L. The intent of the General Plan <br /> designation was to apply a Limited Industrial designation to lots fronting the Frontage <br /> Road and therefore, the proposed industrial use complies with both the zoning and <br /> General Plan designation. <br /> t <br />
