Storm Drainage <br /> There are no public storm drainage services available to the project site. Development <br /> Title Section 9-1135.2 states that any additional storm water drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding storm <br /> drain improvements shall be shown on the Site Plan. Drainage calculations prepared by <br /> a registered civil engineer or architect shall be included. <br /> Screening <br /> According to Development Title Section 9-1022.4[e], industrial projects that abut a <br /> residential zone, an area shown on the General Plan for residential use, or an existing <br /> residential use, a solid masonry wall six (6) feet to eight (8) feet in height shall be <br /> required. As a result, a solid masonry wall six (6) to eight (8) feet in height shall be <br /> erected along the northern and western property line. <br /> Access <br /> In accordance with Development Title Section 9-1015.5(h)(1) access driveways shall <br /> have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet <br /> for one-way aisles, except that in no case shall driveways designated as fire department <br /> access be less than twenty (20) feet wide. The applicant shall note the width of the <br /> access driveway on the Site Plan if a full application is filed. <br /> Parking <br /> Development Title Table 9-1015.3(b) requires one (1) parking space for every 1,000 <br /> square feet of building for the Construction Services, Heavy use type. As a result, <br /> twenty-three (23) parking spaces shall be required, including one van accessible space. <br /> Additionally, each parking space shall be nine (9) feet by twenty (20) feet wide. The <br /> applicant shall note the dimension and number of required parking spaces on the Site <br /> Plan if a full application is filed. <br /> Signs <br /> No signs are currently shown on the site plan. If the applicant proposes a sign that <br /> exceeds the requirements of Development Title Chapter 9-1710, the sign must be shown <br /> on the site plan submitted with the full application. <br /> Next Step <br /> When the applicant is ready to submit a full application for a Site Approval, it will be <br /> necessary to do the following: <br /> • Submit seven completed copies of a Site Approval application form. <br /> • Submit seven copies (18" x 26") of the revised Site Plan and two reduced copies (8 <br /> Y2' x 11") of the revised Site Plan. <br /> • Submit a copy of the Hazardous Materials Disclosure Survey form. <br /> • Submit a copy of the recorded deed(s) of the property. <br /> • Submit the remaining portion of the Site Approval application fee. <br /> 2 <br />
