The proposed development lies within the boundary of the South Stockton Community <br /> Facilities District 90-1 (Sewer District) and is not currently annexed. The <br /> owner/applicant should be aware that as a condition of receiving City of Stockton sewer <br /> service, the property owner must annex to the District(sign the CFD 90-1 MOU)and pay <br /> the District annexation fee (currently $11,720.31/acre based on the acreage as <br /> determined by the legal map size) prior to building permit issuance. Please contact <br /> Dennis Merkel in the City of Stockton Permit Center at (209) 937-8546 for further <br /> details. <br /> 2. The owner/developer should dedicate appropriate right-of-way along the State Route 99 <br /> West Frontage Road, within the limits of this development, sufficient to accommodate <br /> future widening of Highway 99 as identified in the approved Project Study Report for this <br /> area. Further, the owner/developer should install full frontage improvements along State <br /> Route 99 West Frontage Road adjacent the site, including, but not limited to, curb, <br /> gutter, sidewalk, driveway installation, pavement widening and street lighting. Said <br /> improvements should be installed prior to occupancy of any buildings/structures on this <br /> site.
