..00 .r <br /> Raymond Hoo -2- <br /> COMMUNITY DEVELOPMENT <br /> PA-07-396 (SA) <br /> 4. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable at the time <br /> of building permit application. The fee currently is $830.00 per 1000 gross square foot of building. The fee is <br /> based on the current schedule. (Resolution R-06-38) <br /> 5. The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable prior to issuance of the building permit. The fee currently is $260.00 per 1,000 gross square foot of <br /> building designated as warehouse. The fee shall be automatically increased on January I of each year through <br /> the year 2015 at the rate of 4.55 percent. (Development Title Section 9-818.4 and Resolutions R-91-327,R-94- <br /> 185 and R-97-5) <br /> 6. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 7. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal of <br /> verification. <br /> 8. Waste disposal systems shall be either elevated to 2 feet above the highest adjacent grade or be made flood <br /> proof to 2 feet above the highest adjacent grade with structural components impermeable to the passage of water <br /> and capable of resisting hydrodynamic and hydrostatic loads, including the effects of buoyancy, and be certified <br /> by a registered civil engineer or registered architect as having satisfied these standards. <br /> 9. Dischargers whose projects disturb 1 or more acres of soil or whose projects disturb less than 1 acre but are part <br /> of a larger common plan of development that in total disturbs 1 or more acres, are required to obtain coverage <br /> under the General Permit for discharges of Storm Water Associated with Construction Activity (Construction <br /> General Permit, 99-08-DWQ). Project is in the Phase II NPDES permit area. A Storm Water Pollution <br /> Prevention Plan will be required prior to issuance of the Building Permit and NPDES fees shall apply. <br /> 10. A pollution prevention plan addressing both normal operations and emergency events (spills) shall be submitted <br /> for approval prior to issuance of the building permit. <br /> 11. This project is located in an area of historic flooding. Any new and/or Substantial Improvement shall be raised <br /> 2 feet above the highest adjacent grade. <br /> 12. The subject parcel lies within the boundary of the South Stockton Community Facilities District 90-1 (Sewer <br /> District) and is not currently annexed. As a condition of receiving City of Stockton sewer service, the property <br /> owner must annex to the District (sign the CFD 90-1 MOU) and pay the District annexation fee (currently <br /> $12,838.30/acre based on the acreage as determined by the legal parcel size) prior to building permit issuance. <br /> Further, the applicant will be required to sign a conditional utility service agreement for possible annexation to <br /> the City of Stockton.) <br /> NOT& Any eonstmefion activity tha! results in !be distufbanee of at least one (1) acre of seil shall require a State <br /> BD:SH:av <br /> P COMMENTS`.SA\YR 2007TA-0700396 APPLIATION.doc <br />
