CONDITIONS OF APPROVAL <br /> ROES BROTHERS <br /> SA-92-5 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Parking requirements: <br /> (1) A minimum of 20 parking spaces shall be provided for new <br /> development. <br /> (2) All parking stalls and driveway directions shall be <br /> delineated. <br /> (3) All parking spaces, driveways, and maneuvering areas <br /> shall be paved and permanently maintained with asphalt or <br /> cement. Bumper guards shall be provided where necessary <br /> to protect adjacent structures or properties. (Section 9- <br /> 3704{a}) <br /> (4) The following landscaping is required in the open parking <br /> areas: <br /> b. A minimum five percent of the area must be landscaped. <br /> (1) One tree is required for each 10 parking stalls, or <br /> portion thereof. Trees must be selected from the <br /> County' s Approved Tree List. <br /> (2) A minimum 10-foot-wide landscaped strip is required along <br /> State Route 99 East Frontage Road except where crossed by <br /> the driveway. <br /> (3) Planters which abut parking stalls shall be a minimum of <br /> five-feet-wide. A minimum 18-inch-wide paved strip shall <br /> be added to the adjacent parking stall to allow access to <br /> and from vehicles. <br /> (4) One loading space shall be provided for each 3 , 000 square <br /> feet of gross floor area. Each space shall be a minimum <br /> of 25 feet in length and 15 feet in width, with a minimum <br /> height clearance of 14 feet. On-site driveways and <br /> maneuvering areas may be used in lieu of one of the <br /> loading spaces as long as maneuvering areas for delivery <br /> vehicles are provided. (Section 9-3705) <br />
