• CONDITIONS OF APPROVAL <br /> SA-92-5 <br /> PAGE TWO <br /> C. Any additional signage shall conform to the following: <br /> (1) All exterior signs shall pertain only to a permitted use <br /> or the sale or lease of a building or lot. In no case <br /> shall a sign project more than two feet in height above <br /> the building, and a sign or signs shall not employ <br /> flashing or intermittent illuminations. <br /> (2) The area of a sign shall not exceed ten percent of the <br /> area of the wall against which it is located. <br /> (3) Small directional signs and other signs necessary to the <br /> functioning of the business shall be permitted. <br /> d. Any outdoor lighting shall be designed to confine direct rays <br /> to the premises, with no spillover beyond the project site. <br /> e. A trash enclosure shall be provided and designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on three <br /> sides with a solid wall and gated on the fourth side. <br /> f. All improvements shall be shown on the Improvement Plan. The <br /> construction of on-site improvements shall conform to the <br /> approved Improvement Plan. <br /> g. Any outdoor storage areas, for this use permit, shall be <br /> screened from the adjoining properties and the public road and <br /> shall be shown on the improvement plan. <br /> h. Front yard fencing greater than four (4) feet in height shall <br /> be constructed of woven wire, wrought iron, or similar <br /> transparent material, if within the front setback. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> a. An Improvement Plan, prepared by a registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading, shall be <br /> submitted to the Department of Public Works for approval. <br /> Storm drainage shall be retained on-site, run-off and pond <br /> capacity calculations shall be submitted for approval <br /> (Planning Title Section 9-10002) . <br />
