Any additional signage shall conform to the following: (1) All exterior signs shall pertain only to a permitted use or the sale or lease of a building or lot. In no case shall a sign project more than two feet in height above the building, and a sign or signs shall not employ flashing or intermittent illuminations. (2) The area of a sign shall not exceed ten percent of the area of the wall against which it is located. (3) Small directional signs and other signs necessary to the functioning of the business shall be permitted. d. Any outdoor lighting shall be designed to confine direct rays to the premises, with no spillover beyond the project site. e. A trash enclosure shall be provided and designated on the Improvement Plan. The enclosure shall be designed to accommodate all trash receptacles and constructed on three sides with a solid wall and gated on the fourth side. f. All improvements shall be shown on the Improvement Plan. The construction of on-site improvements shall conform to the approved Improvement Plan. g. Any outdoor storage areas, for this use permit, shall be screened from the adjoining properties and the public road and shall be shown on the improvement plan. h. Front yard fencing greater than four (4) feet in height shall be constructed of woven wire, wrought iron, or similar transparent material, if within the front setback. 2 . DEPARTMENT OF PUBLIC WORKS a. An Improvement Plan, prepared by a registered Civil Engineer, showing drainage, driveway access details, on-site parking, existing and proposed utility services, and grading, shall be submitted to the Department of Public Works for approval. Storm drainage shall be retained on-site, run-off and pond capacity calculations shall be submitted for approval (Planning Title Section 9-10002) .
