The expansion involves a 9 , 000 sq. ft . building and a 2 , 100 <br /> sq . ft. roof-only building to be added to an existing tire <br /> recapping shop, truck yard and shop. Located on the E. side of <br /> South 99 Frontage Road, 660 ' S . of Carpenter Rd. , Stockton. <br /> APPLICANT : Roek Brothers APN: 179-160-03 <br /> I14FORMATION : <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area . <br /> South 99 Frontage Road has an existing right-of-way width of 56 <br /> feet, and a planned right-of-way width of 60 feet. <br /> RECOMMENDATIONS : <br /> 1 . An Improvement Plan, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services , and grading , shall be submitted to the Department <br /> of Public Works for approval . Storm drainage of all <br /> additional run-off into ditch shall be metered . <br /> (Planning Title Section 9-10002 ) <br /> 2 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application . (The fee currently are $ 1 , 323 .00 <br /> per 1 ,000 gross square foot of building as "Warehouse" , <br /> $1 , 889 .00 per 1 ,000 gross square foot of building as <br /> "Service Commercial " , and $ 1 ,043 .00 per 1 , 000 gross square <br /> foot of building as "Manufacturing" in the Stockton area .
