Said <br /> improvements should be installed prior to occupancy of any buildings/structures on this <br /> site. Should installation of these improvements prove not practical due to existing <br /> physical constraints, the owner/developer should enter into a Deferred Improvement <br /> Agreement whereby the owner/developer agrees to install the required improvements <br /> at such time as it is practical. <br /> 4. City records indicate that APN 179-150-24 (the proposed mini-warehouse storage facility <br /> site) is a separate legal parcel and held in common ownership with the adjacent lot at <br /> 3723 S. State Route 99 West Frontage Road (APN 179-150-22). The.refore, in order to <br /> ensure appropriate access rights, said parcels should be merged, or a reciprocal parking <br /> and access easement recorded prior to the issuance of any building permit(s). The <br /> access road serving the site should be a minimum of 25' in width. <br /> 5. The proposed access road and all traveled areas should be paved to ensure that <br /> vehicles exiting the site onto public streets are track and dust free. <br /> 6.
