SA-98-10 OF ANTONINI ENTERPRISES <br /> (C/O QUARTAROLI AND ASSOCIATES) <br /> ------------------------------------------------------------------------------------------------------------ <br /> The applicant, Antonini Enterprises, has submitted the above referenced Site Approval pre- <br /> application to establish a truck terminal that includes over 20,000 square feet of offices, <br /> maintenance shops and storage. The project site is located on the east side of South State <br /> Route 99 East Frontage Road, approximately 800 feet south of Clark Drive, in south Stockton. <br /> The Community Development Department has reviewed this pre-application and offers the <br /> following comments <br /> General Plan and Zoning <br /> The portion of the site adjacent to the frontage road is shown as I/L (Limited Industrial) on the <br /> San Joaquin County General Plan, and the remaining area is designated R/L (Low Density <br /> Residential). The bulk of the site is zoned I-L (Limited Industrial), and the 1.9 acre area with <br /> frontage on Clark Drive is zoned R-L (Low Density.Residential). General Plan Growth <br /> Accommodation Policy No. 23(a) states: <br /> Minor differences in boundaries from those shown in the Plan Map may be <br /> considered in conformity with the Plan, unless an undesirable precedent would be set <br /> for more extensive and nonconforming changes in adjacent areas. <br /> The General Plan is meant to be a general boundary, with zoning to determine the precise <br /> boundary, and to be property specific. For the purpose of this proposal, if was determined that <br /> the I/L General Plan designation could be interpreted to include the entire site, excluding the <br /> 1.9 acre area having frontage on Clark Drive. <br /> Application Type <br /> Truck Terminals may be conditionally permitted in the I-L zone with an approved Use Permit <br /> application. If the applicant wishes to proceed with a full application, a Use Permit will be <br /> required, and the pre-application fees paid for this Site Approval pre-application will be credited <br /> toward the cost of the Use Permit application. <br />
