Screening <br /> Industrial Development Policy 2(a)(3)(A) states the following regarding Limited Industrial areas: <br /> "Limited Industrial area shall be developed so that industrial activities are conducted <br /> entirely within enclosed buildings and outdoor storage areas are screened." <br /> The Development Title (Section 9-110.4, p. 310) defines "screening" to include fencing, walls, <br /> berms or densely planted vegetation. Section 9-1022.4(e)(1) of the Development Title also <br /> states that if an industrial project abuts a residential zone, an area shown on the General Plan <br /> for residential use, or an existing residential use, a solid masonry wall between six (6) feet <br /> minimum and eight (S) feet maximum in height shall be erected along the abutting property <br /> line. <br /> Proposed Mobile Home <br /> Caretaker mobile homes are not permitted in the R-L zone, however, a mobile home on a <br /> permanent foundation would be permitted in the R-L zone, with an approved Building Permit. <br /> Clark Drive <br /> Because properties along Clark Drive are planned and developed residentially , trucks will be <br /> prohibited from using Clark Drive to access the site. This is consistent with the applicant's <br /> proposed Site Plan, which shows all truck access off of the frontage road. <br /> Proposed Surfacing <br /> Pursuant to Section 9-505.7(f) of the Development Title, the following surfacing requirements <br /> will apply to the proposed project: <br /> "All automobile parking spaces and all major circulation drive lanes (automobile and <br /> truck) shall be surfaced and permanently maintained with a minimum of two (2) inches <br /> of asphalt concrete over an appropriate base. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. All other areas that are used for <br /> vehicular traffic shall be surfaced and permanently maintained with a chip seal. <br /> Aggregate base may be used for trailer storage areas." <br /> Landscaping <br /> Section 9-1020.5 of the Development Title specifies lanscaping requirements for parking <br /> areas, which would pertain to the proposed automobile parking area. In summary, this section <br /> requires the following: <br /> • Ten-foot wide landscaped strip along the frontage road. <br /> • One tree for each five (5) parking stalls, spaced evenly throughout the parking lot. <br /> • A minimum of five percent (5%) of landscaping within the perimeter of the parking <br /> area, not including landscaping along the street frontage. <br />
