f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile and truck parking spaces and all major circulation drive lanes(automobile and <br /> truck)shall be surfaced and permanently maintained with base material of appropriatedepth and <br /> asphalt concrete or Portland cement concrete to provide a durable,dust-free surface. Bumper <br /> guards shall be provided where necessary to protect adjacent structures or properties. All other <br /> areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip <br /> seal. Aggregate base maybe used for trailer storage areas. <br /> (2) A minimum of five(5) parking spaces shall be provided,including one(1)van accessible space, <br /> for the personal storage operation. <br /> (3) A minimum of thirty-three(33)automobile parking spaces shall be provided,including two(2) <br /> accessible spaces,for the trucking operation. Twenty(20)of these spaces shall be located <br /> adjacent to the office building. The remaining thirteen(13)shall be located adjacent to the shop <br /> (parking standards are 4 spaces/1,000 square feet for administrative offices and 1 space/1,000 <br /> square feet for truck service). (Development Title Section 9-1015.3) <br /> (4) Each automobile parking stall shall bean unobstructed rectangle,minimum nine(9)feet wide <br /> and twenty(20)feet long. (Development Title Section 9-1015.5[b]) <br /> (5) Each truck parking stall shall be an unobstructed rectangle,minimum fifteen(15)feet wide and <br /> seventy(70)feet long. <br /> (6) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> (7) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (DevelopmentTitle Section 9-1015.7) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen(16)feet for one-way aisles. (Development Title Section 9-1015.5[h)) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed according to the standards set forth in Section <br /> 9-1015.5 of the DevelopmentTitle. <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided,however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> L LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings,parking,driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. At a minimum,a ten(10)foot wide planting <br /> strip is required along adjacent streets. The strip shall be continuous except where crossed by <br /> driveways and walkways. (Development Title Section 9-1020.8) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> Conditions of Approval - 2 - UP-99-8 <br />
