(3) All areas requiring landscaping shall conform to Section 9-1020 of the DevelopmentTitle. The <br /> parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area,not including landscaping along the street frontage. Seven(7) <br /> trees shall be planted and evenly spaced throughoutthe parking lots. (DevelopmentTitle <br /> Section 9-1020.5) <br /> (4) Parking areas abutting a residentialzone or an area shown on the General Plan for residential <br /> use shall be screened with a solid masonry wall six(6)to seven(7)feet in height along the <br /> abutting property line,and a five-foot-wide planting strip shall be installed adjacentto the wall <br /> and the parking area. (DevelopmentTitle Section 9-1020.5[e]) <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six(6)to eight(8)feet in height shall be erected along the east property line <br /> and along the east 810 feet of the north property line(DevelopmentTitle Section 9-1022.4[e][1]). <br /> Construction of the masonry wall along the east property line may be deferred until the time <br /> residential development is approved on any of the abutting properties to the east of the <br /> subdivision. A notice shall be recorded against the subject property in lieu of requiring a bond to <br /> guarantee construction of said wall. <br /> (2) Beginning at the front yard setback,a solid screen six(6)to eight(8)feet in height shall be <br /> erected along the west 470 feet of the north property line. <br /> (3) Beginning at the front yard setback,a solid screen six(6)to eight(8)feet in height shall be <br /> erected along the west 290 feet of the south property line. <br /> (4) All storage materials and related activities,including storage areas for trash, shall be enclosed by <br /> a screen six(6)to eight(8)feet in height. Items stored within 100 feet of a dedicated street or <br /> residential zone shall not be stacked higher than two(2)feet above the adjacent screen. <br /> (DevelopmentTitle Section 9-1022.4[e][2][A]) <br /> k. FENCING: Fencing shall comply with the following: <br /> (1) Access gates shall be recessed from the property line a minimum of sixty-five(65)feet <br /> (2) All fencing shall comply with Development Code Section 9-1022. <br /> I. SIGNS: All portions of any sign shall beset back a minimum of five(5)feet from any future right-of- <br /> way line, including any comer cut-off(snipe)(DevelopmentTitle Section 9-1710.2[g]). Sign details <br /> shall be consistentwith Chapter 9-1710 of the DevelopmentTitle and be included on the Site Plan. <br /> m. NOISE LEVELS: The following noise regulations apply to this project <br /> (1) For property abutting areas developed residentially,zoned for residential use,or shown as a <br /> residential designation on the General Plan Map, noise levels at the property line shall not <br /> exceed 65 db Ldn.
