ST RT 99 FRONTAGE Rn IAPN 17e �UP 99 08) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comment: <br /> 1. Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer, and if the site's land use is consistent with the City's General Plan, the property <br /> owner will be required to apply for a City of Stockton Outside Sewer Service Application and <br /> pay the applicable fees. Further, the owner/developer shall be responsible for all costs <br /> involved in the extension of the sewer main to serve this parcel, as required, to meet City <br /> standards. This may include the extension of the sewer main across the entire frontage of <br /> the property. <br /> 2. The subject parcel Iles within the boundary of the South Stockton Community Facilities <br /> District 90-1 (Sewer District) and is not currently annexed. As a condition of receiving City <br /> of Stockton sewer service, the property owner must annex to the District(sign the CFD 90-1 <br /> MOU) and pay the District annexation fee (currently 34,437.59/acre based on the acreage <br /> as determined by the legal parcel size) prior to permit issuance or recordation of a <br /> subdivision map. Further, property owner must comply with San Joaquin County Health <br /> Department requirements relative to septic abandonment. <br /> 3. Full frontage improvements including, but not limited to, curb, gutter, sidewalk, driveway <br /> installation, pavement widening and street lighting should be installed prior tooccupancy of <br /> any buiidings/structums on this site, Should installation of these improvements prove not <br /> practical due to existing physical constraints, the owner/developer should enter into a <br /> Deferred Improvement Agreement whereby the owner/developer agrees to install the <br /> required improvements at such time as k is practical. <br /> •'fTOCKTON...CAIrIFORNIA•e eUNRIYB o6APORT+- <br />
