CONDITIONS OF APPROVAL <br /> PA-1300117 <br /> BLANKE/LOPEZ <br /> Site Approval Application No. PA-1300117 was approved by the Community Development <br /> Department on January 21, 2014. The effective date of approval is January 31, 2014. This <br /> approval will expire on August 2, 2015 , which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been issued and remain in force, and (3) all necessary permits from <br /> other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other <br /> ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: Megan Aguirre, (209)468-3144) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). Foundation and soils <br /> investigation shall be conducted in conformance with Chapter 18 of the California Building <br /> Code at the time of permit application. A fee is required for the Site Plan review. <br /> (Development Title Section 9-884) <br /> b. APROVED USE: This approval is for a truck parking facility for a maximum of fifty-eight(58) <br /> trucks to be constructed in three(3) phases over fifteen (15) years as shown on the Revised <br /> Site Plan dated September 4, 2013. (Use Type: Truck Sales and Services - Parking) Phase <br /> One, building permit to be issued within eighteen (18) months from the effective date of <br /> approval, includes construction of a 1,000 square foot office, a truck parking area for thirty- <br /> six (36) trucks, remodeling of an existing 5,000 square foot building for maintenance, and <br /> demolition of a 400 square foot pump house. Phase Two, building permit to be issued within <br /> ten (10) years from the effective date of approval, includes construction of a 2,966 square <br /> foot truck wash and lube building. Phase Three, building permit to be issued within fifteen <br /> (15) years from the effective date of approval, includes construction of a 12,000 square foot <br /> maintenance shop and the addition of twenty-two (22) truck parking spaces. Repair and <br /> routine maintenance of trucks may be permitted as an accessory use only to the proposed <br /> operation. The maintenance buildings and truck wash and lube building will only be used by <br /> trucks at this location and are not open to the public. <br /> These conditions of approval supersede conditions of approval for Site Approval application <br /> No. PA-1000135. <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the <br /> Capital Facility Fee is applicable, the County shall collect the fees before the issuance of any <br /> building permits. (Development Title Section 9-1245.2) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with material of appropriate depth and asphalt concrete or <br /> Pnrtlanri cement rnnrrete to nrnvide a durahle dust free surface. 6umner guards <br />
