shall be provided when necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of six (6) parking spaces shall be provided for Phase One, including one (1) <br /> accessible space, which shall be van accessible. A minimum of three (3) additional <br /> spaces shall be provided for Phase Two. A minimum of twelve (12) additional parking <br /> spaces shall be provided for Phase Three, for a total of twenty-one (21) parking spaces <br /> at full build-out. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C C.R., Title 24). (One [1] space is required for every 1,000 feet of building <br /> area ) (Development Title Section 9-1015.3) <br /> Truck Parking: <br /> (3) All parking spaces for trucks and all major truck circulation lanes shall be surfaced <br /> and permanently maintained with asphalt concrete or Portland cement concrete. <br /> Aggregate base may be used for trailer storage areas. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. (Development <br /> Title Section 9-1015.5[e]) <br /> (4) A minimum of thirty-six (36)truck parking spaces shall be provided for Phase One and a <br /> minimum of twenty-two (22) truck parking spaces shall be provided for Phase Two for a <br /> total of fifty-eight(58) truck parking spaces at full build-out. <br /> (5) Spaces shall be a minimum of twenty-five (25)feet in length and fifteen (15)feet in width <br /> and shall have a minimum height clearance of fourteen (14) feet. (Development Title <br /> Section 9-1015.6[c][1]) <br /> (6) Spaces shall be provided and maintained on the same lot as the commercial or <br /> industrial use. (Development Title Section 9-1015.6[c][21) <br /> (7) Spaces shall not interfere with vehicular circulation or parking, or with pedestrian <br /> circulation. (Development Title Section 9-1015.6[c][31) <br /> d. LOADING: Two (2) loading spaces shall be provided. Each space shall be a minimum of <br /> twenty-five (25)feet in length and fifteen (15) feet in width, and shall have a minimum height <br /> clearance of fourteen (14) feet. On-site driveways and maneuvering areas may be used in <br /> lieu of one (1) of the loading spaces as long as maneuvering areas for delivery vehicles are <br /> provided. (Development Title Section 9-1015.6) <br /> e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan. <br /> (1) Access driveways shal have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide. (Development <br /> Title Section 9-1015.5[h][1]) <br /> (2) The design of the driveway and truck traffic circulation plan for the site shall be <br /> incorporated into the construction plans. <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed.
