LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of S. State Route 99 E. Frontage Road shall be installed across the frontage of <br /> the project site. (Development Title Section 9-1020.8[c]) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development Title <br /> Section 9-1020.8[a]) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> (4) A five (5)foot planting strip is required in the parking lot along the northern, eastern, and <br /> southern property line(s). SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six(6)to seven (7)feet in height shall be erected along the eastern <br /> property line and the easterly 1,013 feet of the southern property line of APN: 179-172- <br /> 48. (Development Title Section 9- <br /> 1022.4[b]) <br /> (3) When plant materials are used for screening, they shall be planted in such a quantity <br /> and location as to achieve an effective visual screen within three(3)years of installation. <br /> If a hedge fails to retain such density any time after this three (3)year period, it shall be <br /> supplemented or replaced with other dense landscaping or an appropriate fence or wall. <br /> (Development Title Section 9-1022.4[c]) <br /> (4) All storage materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6)to eight(8)feet in height Items stored within one hundred <br /> (100) feet of a dedicated street or residential zone shall not be stacked higher than two <br /> (2)feet above the adjacent screen.
