beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) g. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of S. State Route 99 E. Frontage Road shall be installed across the frontage of the project site. (Development Title Section 9-1020.8[c]) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8[a]) (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (4) A five (5)foot planting strip is required in the parking lot along the northern, eastern, and southern property line(s). (Development Title Section 9-1020.5[e]) h. SCREENING: Screening shall be provided and comply with the following: (1) A solid masonry wall six(6)to seven (7)feet in height shall be erected along the eastern property line and the easterly 1,013 feet of the southern property line of APN: 179-172- 48. (Development Tide Section 1022.4[e][1]) (2) A chain link fence six (6) to seven (7) feet in height shall be erected along the easterly 1,013 feet of the northern property line until the first building permit for residential development is issued for parcels contiguous to the northern property line of APN: 179- 172-48. At such time, a masonry wall six (6) to seven (7) feet in height shall be erected along the easterty 1,013 feet of the northern property line of APN: 179-172-4& (Development Title Sections 1022.4[b]and 1022.6) (2) Mature landscaping or hedge, six (6) to seven (7) feet in height, shall be planted along the chain-link fencing to provide adequate screening. (Development Title Section 9- 1022.4[b]) (3) When plant materials are used for screening, they shall be planted in such a quantity and location as to achieve an effective visual screen within three(3)years of installation. If a hedge fails to retain such density any time after this three (3)year period, it shall be supplemented or replaced with other dense landscaping or an appropriate fence or wall. (Development Title Section 9-1022.4[c]) (4) All storage materials and related activities, including storage areas for trash, shall be enclosed by a screen six (6)to eight(8)feet in height Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2)feet above the adjacent screen. (Development Title 9-1022.4[e][2][A]) i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan.
