STATE ROUTE 99 E.f RONTAGE ROAD, <br /> STOCKTON) <br /> The applicant has submitted the above referenced Site Approval application for the <br /> parking of up to.35 trailers and 25 trucks to be completed in two phases. Phase 1 to <br /> include the construction of a 1,000 square foot modular office building and the interior <br /> remodel of an existing 5,000 square foot maintenance shop. Phase 2 to be completed <br /> within 10 years"from the date of approval, includes the construction of a 10,000 square <br /> foot maintenance shop. No additional truck and trailer parking will occur in Phase 2 and <br /> no loading and unloading of trailers is permitted. (Use Type: Truck Sales and Services- <br /> Parking, Truck Sales and Services-Repairs). <br /> The project site is located at the east side of State Route 99 East Frontage Road, 450 <br /> feet north of Marfargoa Drive, Stockton. <br /> The property hias a General Plan designation of RIL (Low Density Residential) and IIL <br /> (Limited Industhal) and is zoned I-L (Limited Industrial). <br /> The Community Development Department has reviewed the application and offers the <br /> following comrrfi�nts: <br /> Proiect <br /> The proposed project description submitted to the Community Development Department <br /> describes the prpject as "Diesel truck/trailer repair and maintenance; trailer storage of up <br /> to 35 trailers oR Saturdays and 25 trucks, entering and exiting during the hours of <br /> operation from�7:00 a.m. to 5:00 p.m. "The project description states that during the week <br /> and on Sunday§the project will have 10-15 trailers and 5-10 trucks parked on site <br /> temporarily, ent&ring and exiting during the hours of operation from 7:00 a.m. to 5:00 p.m." <br /> The unloading qnd loading of trailers will not be,a part of this project. Due to the short term <br /> basis on which,the parking of trucks and trailers would occur, this project is categorized as <br /> truck and trailerparking by the Community Development Department rather than storage. <br />
