Merger <br /> The site plan indicates the utilization of parcels 179-172-36 & 37 as a part of the operation. <br /> Prior to the issuance of a building permit, a merger shall be applied for and finaled <br /> merging parcel APN 179-172-36 with parcel APN 179-172-37. <br /> Parkin <br /> The site plan indicates forty-eight (48) parking spaces, one of which is handicapped <br /> accessible. Development Title Table 9-1015.3(b) states that the Use Type Truck Sales and <br /> Services-Parking, and Truck Sales and Services-Repairs require two (2) parking spaces <br /> per 1,000 square feet of building. The required number of parking spaces is 32, two (2) of <br /> which must be handicapped accessible including one (1) van accessible. The applicant's <br /> will need to show the additional handicapped parking spaces on their improvement plan. <br /> Access and Circulation <br /> Development Title Section 9-1015.5[h][1] states that access driveways shall have a width <br /> of no less than.twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way <br /> aisles, except that in no case shall driveways designated as fire department access be less <br /> than twenty (20) feet wide. The site plan indicates there are two (2) driveways which are <br /> fifty (50) feet in width for ingress and egress. The applicant appears to meet this <br /> requirement. <br /> Surfaei_n_g <br /> Automobile Parking Areas.- <br /> Development <br /> reas:Development Title Section 9-1015.5[e] states that all parking spaces, driveways, and <br /> maneuvering areas shall be surfaced and permanently maintained with base material of <br /> appropriate depth to provide a durable dust free surface. The site plan indicates the <br /> automobile parking surface will be asphalt concrete. This proposed surfacing meets the <br /> requirements a� outlined in the Development Title. <br /> Truck and Trailer Parking <br /> Truck and Trailer parking areas shall be surfaced and permanently maintained with <br /> asphalt concrete over aggregate base to provide a durable dust free surface. <br /> Screening <br /> The project site abuts residential zoning to the south and east. Pursuant to <br /> Development Title Section 9-1022.4 d][1]) a solid masonry wall six (6) to seven (7)feet in <br /> height is required along the property line of APN 179-172-33 and 179-172-30 which are <br /> zoned R-L (Low Density Residential). The Site Plan indicates a six (6) foot in height <br /> concrete masonry unit (CMU) along the affected property lines. It appears the applicant <br /> meets this requirement. <br />
