Unless otherwise specified, all Conditions of Approval and Ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Kevin Swanson, [2091 <br /> 468-9653) <br /> a. BUILDING PERMIT- Submit an APPLICATION-COMMERCIAL BUILDING <br /> PERMIT". The Site Plan required as a part of the building permit must show <br /> drainage, driveway access details including gates, on-site-parking, landscaping, <br /> signs, existing proposed utility services, and grading (refer to the SITE PLAN <br /> CHECK',LIST° for details). A fee is required for the SITE PLAN review. <br /> b APPROVED USE: This approval is to establish a parking area for up to 35 trucks <br /> and 25 trailers in two phases. Phase 1 to include the construction of a 1,000 <br /> square foot modular office building and the interior remodel of an existing 5,000 <br /> maintenance shop. All truck and trailer parking will occur in Phase 1. Phase 2 to <br /> be completed within 10 years from the date of approval includes the construction <br /> of a 10,000 square foot maintenance shop, as shown on the revised site plan <br /> dated June 29, 2010. The loading and unloading of trailers is not permitted.(Use <br /> Type: Truck Sales and Services-Parking, Truck Sales and Services-Repairs). <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. <br /> If the Capital Facility Fee is applicable, the County shall collect the fees before the <br /> issuance of any building permits. (Development Title Section 9-1245.2) <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> e. PARKING: Off-street parking shall be provided and comply with the following.- <br /> (1) <br /> ollowing:(1) Parking spaces for trucks, trailers and automobiles, and all major circulation <br /> drive lanes shall be surfaced and permanently maintained with a minimum of <br /> two'(2) inches of asphalt concrete over an appropriate base. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or <br /> properties. All other areas that are used for vehicular traffic shall be surfaced <br /> and permanently maintained with a chip seal. <br /> (2) A minimum of 32 parking spaces are required two (2) of which must be <br /> handicapped accessible including one (1) van accessible parking space shall <br /> be provided; accessible spaces shall be located as close as possible to the <br /> primary entrance (C.C.R., Title 24). Two (2) spaces are required for every 1,000 <br /> feet of building area (Development Title Section 9-1015.3) <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet <br /> wide and twenty (20) feet long. (Development Title Section 9-1015.5[b]) <br />
